I. Mumbai’s tallest — India Tower beings construction
First off, the biggest news this week, of course, is that Mumbai’s tallest skyscraper, the 74 storey/301m India Tower (formerly known as Park Hyatt Tower) has officially begun construction, with estimated completion by 2010.

II. Rahjea Legend Redesigned
K Raheja Universal, through their website, has unveiled a new design for their tower Raheja Legend, at Worli. We estimate the height at around 38 stories.
Apparently keeping in sync with the whole new K Raheja Universal “swoosh!” type of architecture, Raheja Legend has changed from this:

III. Has Palais Royale become taller?
Here’s an update on the proposed Palais Royale, to be built by Vikas Kasliwal on his Shree Ram Mills property, Worli.

Vikas Kasliwal’s proposed 70-storey luxury apartment in Shriram Mill off Worli Naka would also have to house 1,000 erstwhile millworkers in the same compound. Real estate sources say each flat would cost around Rs 5 crore with construction cost at Rs 8,500 per sq ft.

So looks like the tower has been upscaled from 700 ft/50 stories to 70 stories. This is the design that he presented of the 700 ft building from way back when:

I guess it’s implied the design of the tower has changed as well?The older article made it pretty clear that he wanted Palais Royale to be the most upmarket of upmarket housing. With some awesome architecture by his competitors, this building would have to look damn good to stand out. Of course, the quality of reporting in India is terrible, and it could also be simply misreported or outright speculation from the reporter.
On a side note, the whole concept of “separating the classes” makes me physically ill.

24 July, 2007ALREADY HOME to the largest number of highrises in India, Mumbai is set to see even more vertical development.
A look at the state housing policy’s fine print reveals that private real estate developers can now raze dilapidated buildings, old government colonies, chawls, villages and slums which occupy a major chunk of city land – and build high-rise towers in the plots freed up.
More specifically the government, which tabled the policy in the assembly on Monday plans , to increase the “floor space index” it gives to builders for redeveloping these areas. FSI stipulates how high a builder can go on a particular plot. An expert group will work out the exact FSIs for various schemes.
“FSI was not being used optimally, especially in MHADA colonies,” said Swadhin Kshatriya, principal secretary, housing. “But it will be mandatory for developers to create infrastructure if more floors are added to buildings.”
The policy aims to increase housing stock via redevelopment as there are few open spaces left. Some highlights:
* Dilapidated, old buildings and chawls, especially in south and central Mumbai: these will be divided into clusters, and developers will get extra FSI.
* Gaothans, or old villages: builders will get FSI up to double the used area in Chembur, Malad, Versova and Worli.
* Bombay Development Division chawls: builders can construct towers in place of these, with units for existing tenants, and extra ones for sale.
* MHADA colonies: builders will get extra FSI.
* Builders will get incentive FSI if they reserve over a fifth of a new layout’s units for lowand middle-income groups. They will also get an incentive if they build units only for rent.
