This last year has been big for Indian architecture and development fans. A total of 7 megaprojects with supertall towers have been either approved or beginning construction (sadly, only a handful of them with renderings released), each of them vying to grab the coveted title of “India’s Tallest Building.”
But this latest project, located at Gandhinagar, the capital city of the über-industrial Indian state of Gujarat, and nearby the state’s commercial capital of Ahmedabad, its a home-run hit deep to left field (or maybe I should try to speak in cricket terms… a deep sixer(??)) Why? Although it may not necessarily win the title of India’s tallest building (not for long anyway), the project certainly has all the megaprojects made public beat in terms of sheer massing and scale.

Boasting 17 high rise commercial buildings — the tallest being the signature 80-storey, 400m “Diamond Tower” — as well as an artificial island, integrated mass transit and dedicated expressways, residential townships, and dedicated power supply, the 500 acre GIFT aims to be Global Financial Services hub. The project, is being developed by the Gujarat Finance City Development Company Ltd, a 50:50 joint venture between the Gujarat government and Infrastructure Leasing & Financial Services Ltd (IL&FS) as a Public-Private partnership, will employ 400,000 people and house 50,000 residents.

Arguably India’s most economically proactive and reform-minded state, Gujarat’s second-tier metropolises have chafed under the shadow of nearby Maharashtra state’s (and India’s) financial capital of Mumbai. It is this rivalry that has triggered the rapid industrialization of the state and the vision and drive to try to directly compete with India’s biggest city (though with a population of 5.7 million, the Ahmedabad-Gandhinagar urban agglomeration is no slouch either.)
The Gujarat International Finance Tec-City, well placed between the political and commercial capitals of Gujarat, was conceived as the beginning of that competition. Designed to kick Mumbai in the FDI balls, GIFT is developed as India’s first major supertall CBD project that is designed to be the focal point of India’s booming financial services market — in direct competition with Mumbai — by providing companies with all those things Mumbai is still developing: comprehensive infrastructure, power, verticalized office space, and a well designed, planned and expandable urban form. Its strong proximity and infrastructure connectivity with Mumbai ensures that mutually beneficial development occurs between the two metros.
The project is being planned to be at or above par with presently acknowledged globally benchmarked financial centers such as Shinjuku (Tokyo), Lujiazui (Shanghai), La Defense (Paris) and Dockyards (London). Size-wise too, at over 7.5 million sq. feet of built up space in Phase 1 of the project alone, it is almost twice as massive as in Shinjuku, Luijiazui, La Defense and Dockyards combined! However, with India’s financial sector employing 10 million people by 2020, it hardly puts a dent in the 800 million sq feet of office space needed for this industry alone… implies what big things are in store for Indian commercial development in the near future!

Inspired by the boom cities of China, the city is being masterplanned by East China Architectural Design & Research Institute (ECADI), which is responsible for planning much of Shanghai, and Fairwood Consultants India, one of India’s largest and fastest growing consulting firms. According to Mr Yao Wen Lin, board chairman of ECADI, Gujarat International Finance Tec-City will be designed “to a standard that would be superior to one in Shanghai, China”.
^ Riverfront recreational and greenspace development
GIFT is designed as an extremely environmentally friendly development that will have the lowest per capital energy consumption of any Indian metro. The project itself will boast an impressive green area covering 65% of the total land, in large part due to the number of skyscrapers. In addition, the area long the Sabarmati River’s banks will be developed into a riverfront recreational area, complementing the riverfront developments planned for Ahmedabad. The project will also boast a museum, large conference center and gardens on the man made Fortune Island, where Diamond Tower is located. In addition to expressway linkages, GIFT will also boast underground arterial road, as well as MRTS/LRTS/BRTS connections and abundant parking.
Phase 1 of the project, which will begin construction in March, 2008 and to be completed by 2010, will consist of the 400m Diamond Tower and the core CBD of GIFT, comprising a total of 25.8 million sq ft. Already, 15 million sq ft. of the floorspace of this first phase has already been secured by a host of national and international companies, with MOUs for the other 10 million in the works. Two more phases will then be rolled out for an eventual 2017 completion date.

This project is really awesome and makes one think that it’s being built in cities like Dubai. Infrastructure has been the Achilles’ Heel of India’s development until now. But all that is changing fast. Thanks to our bureaucrats for unrolling the much needed Land Reforms. All Indians are happy to welcome this. Our Railways still transport more people all over India. Still we need to improve and modernize our Railways. For the time being, the foundation has been laid to improve our infrastructure. The journey of a 1000 miles begins with a single step. Boss is this India at all – GREAT GREAT NARENDRABHAI – though I am a non-gujarati and also had not intended to settle here – I have purchased an apartment right in the heart of all this development – a nice 1125 Sq.Ft.open spacious and airy apartment with gardens and greenery all arounnd – do not know when this dream will come true – but guys we all need to develop education in Gujarat very fast as to cater to all this development we need trained manpower and that should be Gujarati and not from anywhere else .
I need to emphasise here that presenly being in Gujarat I am not satisfied with the education level of Gujaratis – I believe a lot of development is required in this field also .

It is good to hear that these kinda plans are thought in Gujarat. But unfortunately similar ones in other places around the world have not turned out as rosy and colorful as they look initially. This way you are depriving common man’s access to the water front. Not only this, it also hinders the view of water and advantages with it. I hate to say this but this is not a very good one for this place. We don’t have a lot of water front to use it up like this.

I REALIY LIKE IT YOYR PROJECT
Awesome project and good initiative. But I’d be critical of the architecture. It seems most glass on tapered facets (diamond tower). I’d be hesitant to design a glass structure in Ahmedabad’s climate, unless using low E glass or commercially known as Solarban 70xl or equal. But still this doesn’t do away with the glare factor. Reflective glass and solar shades are solutions but it’s like wearing dark glasses in midst of the panoramic views afforded by this structure.
Also considering the sandstorms in the region, one may also consider hydrophilic glass which self cleans.
I mention this as the west too is reluctant to invest unless driven by energy costs, and most important, consciousness of future lessees.
Cheers to the economic boom this will bring to the region.

Well, and the things are going on in fast pace.
I recently went to a village called ratanpur which is bordering the GIFT plot, and the government is not only keen to develop the GIFT area, but also doing equally good for the villages alongside.
I was there for a government project of building a crematorium for a small village, and the most important fact is, the govt is hiring architects for designing places like these, for the adjoining villages.

I just returned from Gandhinagar yesterday. I went to the GIFT city site in hte village of Shahpur. The adjoining villages of Vallaj, Ferozepur, have all seen an exponential increase in the value of real estate. The development of the GIFT has started. Initial digging has resumed and the Diamond tower height has been reduced to being 82 storeys on account of the soil conditions. The entire GIFT project is on wasteland between hte Shahpur and Ferozepur villages. Not one farm has been acquirede for the project. This is the amazing thing. This is the reason why you do not hear any complaints from the adjoining villagers. The price of the land adjoining the project is now between 50 lacs a bigha to 1 crore a bigha( itr was 5 lacs a bigha in September 2007).
The problem that i see is that the farmers are finding it difficult to adjust to this new found wealth.
Fianace advice to these people with counselling would help.

The foundation stone has been laid. Initial Soil testing is complete. The infrastructure developepment is going great guns. There will be an IPO soon ( for 500 million Dollars).
Farmland around the area is being sold by the farmers. Villages that are nearby include Vallaj, Shahpur. Ferozepur.
Space in the infocity has been booked by the big boys – Kotak, SBI, etc.

It’s a booming project for ahmedabad
Gujarat will progress much more then any other state in India, because Chefe Minister Mr.Modi is working very agresivlly in a right direction with very hight ambition, and he is sending a message to the World, GUJARAT will be the best State in the world.

My previous experience says that in our country Project if started anyway takes too long to be finished….our government is very smart for doing all this shows. And we are so fool to be happy by showing this shows rather then end. So guys don’t have smile by seeing colorful and artistic pictures……..but no doubt celebrate when it is finally done.

I sit thousands of miles from Ahmedabd and it is heartening to learn about the launch of such well thought undertaking…and that too from a govt in India! ….it is the stuff that makes the call to mother land stronger…
However, this blog is mostly about how awesome the project is. Is there anywhere on the web or is anyone here tracking the progress of this project? The govt. does not seem to put out such info. (at least I have not come accross any such info.) How about the citizens for Amdavad..has anyone been to the construction site, lately?

With any major govt projects — there is usually a VERY long delay in getting it started; and once its started it is not a smooth sailing aftwards even (planned and uplanned bumps can through the whole project off base!)- prime examples are in front of us Amdavadis….The River Front and the BRTS….we all know the hurdles both the projects are going through….does anyone have any first hand knowledge of progress on GIFT; any recent visits –
blogosphere should be shouting loud to the world of the real accomplishments.
People who have visited the site, please post update about the construction activity going on. Are there any new investors who have shown interest in the project? When can one expect GIFT to be up and running?

The kind of designs and systems they are planning is really world class…..and as JP pointed out, the only worry is Execution……i wish them all the luck to deliver on this project

There isn’t any activity at site. I heard in news that it may get started in December, 08. Currently it is just same jungle as it was before 5 years.

The project look very good, but that is why we have computers. The question remains can India pull this off on time and without embrassment. Have they looked at the earthquake fault lines and will all the buildings and tranportation met the highest present day earthquake standard on new building like the ones in Japan? Does the government really trust these Chinese companies?
What assurances does the government have–that if China and India have a falling out with each other– that the Chinese companies will finish the job and complete it with high standards and as promised? If you trust the Chinese this much—-do your research into the Cause of all the dispute over land and the 1962 War. Also, remember that China and Pakistan are allies. Also, all this stuff look pompus, considering that the project has not even broken ground on a grand scale as to show the commitment by all parties. Are all the Leases that have been signed locked in or can the Outside companies opt out? One would suggest collecting a non-refundable fee of US Dollars of $75 per square feet of lease agreed to by the companies –where a portion of the collected monies will be credited to future lease rent. Also, on sould suggest to the TATA chairman Ratan not so say the words “your stupid” on an international stage–he made India look pompus. Also, maybe one sould consider a zone of no fly zone over the area and protected by 10 standby figher jets. Also, very very strict security should be included into the plans. One suggestion would be to leave enough space between each building and tranport lines and car lanes incase of disaster caused by the enemies. Also, makesure the riverwalls are retractable height to the height of the river overflows.

According to CEO of GIFTCL, company executing the GIFT project, the groundwork will start from december 2008. This is the date one is constantly coming across all newspaper reports about gift. They will finish major part of the project before May 2010, as it will coincide with golden jubliee celebration of formation of state of gujarat.

The project look very good, but that is why we have computers. The question remains can India pull this off on time and without embrassment. Have they looked at the earthquake fault lines and will all the buildings and tranportation met the highest present day earthquake standard on new building like the ones in Japan? Does the government really trust these Chinese companies?
What assurances does the government have–that if China and India have a falling out with each other– that the Chinese companies will finish the job and complete it with high standards and as promised? If you trust the Chinese this much—-do your research into the Cause of all the dispute over land and the 1962 War. Also, remember that China and Pakistan are allies. Also, all this stuff look pompus, considering that the project has not even broken ground on a grand scale as to show the commitment by all parties. Are all the Leases that have been signed locked in or can the Outside companies opt out? One would suggest collecting a non-refundable fee of US Dollars of $75 per square feet of lease agreed to by the companies –where a portion of the collected monies will be credited to future lease rent……… Also, maybe one sould consider a zone of no fly zone over the area and protected by 10 standby figher jets. Also, very very strict security should be included into the plans. One suggestion would be to leave enough space between each building and tranport lines and car lanes incase of disaster caused by the enemies. Also, makesure the riverwalls are retractable height to the height of the river overflows.

The design is superb, The planning is Marvelous….
This project is a clear example of how ambitious is the Gujarat government in developing their infrastructure.
But the funny side is that all this is regarded without caring the basic infrasturcture in the other parts of Gandhinagar or Ahmedabad when it is compared to atleast Delhi or Mumbai, put aside Paris and Tokyo.
Neverthless, If Shanghai can do it, why not Gandhinagar?
And the design is so beautifully exceeding the Dubai skyline, i should say that so much of oppurtunity to be created in this state is very equally necessary. And, last but not the least, it would take very, very long time, atleast 15-16 years, i believe.
To prove my point, i would take example of Shanghai Pudong area which took nearly 10-15 yrs to get to the present shape. And it grew at a dramatically faster rate.
It got one of the busiest Airports in Asia- two International Airports. It has Maglev train, i mean, a good public transport. It has a booming economy that even shocked the Newyorkers.
So, put aside Paris or Tokyo again, considering only Shanghai having world class roads and other public amenities, building such things in a city like Ahmedabad, where atleast an Airport is in a great need of repairs or replacement, is still a dream. And those pics above, they are not real yet.
So, by the time this project finishes, there would be anthing possible- completion or shelf.

Gift for gandhinagar is it self individual as it pretand to be but it is now no more gujrat or say at larger level no indianness is there in the project though globlization has removed the boundries but there is a necesity to define your fineness as your way with our own architecture globlelly we should not follow the west like spoiling our own nature and environment….

So…has anyone visited the GIFT prjoect site? – is there any progress–i live 1000’s of miles away and it would be great if anyone who has visited and could share some recent pics – the project is mentioned a lot in media (event he govt does not miss any opportunity to tout it) but we have yet to see/hear any ‘concrete’ development/progress on the ground.
i was there in january 09 and there was no noticable construction movement near the project – accept for the signs on the road pointing to the site….any locals out there who has some first hand knowledge?
btw: totally excited about the prospects here, but it is good dream high while keeping the feet on the ground.

the construction has started and progress is happening, site visit can be done using your car now, road is surrounded of whole area and fancying is also done to see the exact location,
I had repeatedly seen the site of GIFT for last two years. Lots of anouncements had beenmade for its construction but unfortunately nothing has happened here so far. Not single brick was laid down. Now in the perio of recession, possibilities of getting project completyed is questionable. Even no news from government since long. Government has started to talk about Kalpsar project. So I think this is, step by government just to increase real estate price at local concerned area.

A Good news for us! Yesterday I asked director of GIFT city project about the current status of the project via e-mail. Today i got his reply, he told that site preparation is going on at a brisk pace and construction work may begin later this year!

Vision looks grrrrrrrrrreat. I am in strong favor of such developments. However, I have some concerns.
1) Where would we get so many educated people to work in these offices? Out of 150,000 graduates that comes out of Gujarat universities every year, only 10-15% are employable for MNC environments. Just for comparison, bangalore has 500,000 Software Engineers and Karnataka produces tonnes of engineers every year. Gujarat has waaaaaaaaaaaay to go …
2) I have been reading about GIFT since at least 2-3 years. I have not seen any actual progress at all on the project.

The pictures on this blog are old this is the old plan check out the new plan at http://www.giftgujarat.in. Back in January the plan was revised and now the cost went up now. There is no construction date on this new project, so we really don’t know when this project will start. It takes forever for these types of big projects to start in India. But my guess is that because of global recession there could be problems with funding and finding big clients to keep this project alive.

What I would like to ask all of you is please let us get together and make sure this man Modi is not destroyed by opposition parties. He needs to be the PRIME MINISTER. He is the only one who is capable to taking India to her full potential. But in the end, he is only as strong as his support. I know alot of our Patel brothers are voting against him, cause they feel misrepresented in Gujurat. Please explain to them, that what Modi is doing is best for the state. He is not against Patels in any form. This project was supposed to be skyrocketed 2 yrs back , bt the whole project is still on drawings.
Earlier this year it was heard that the project will be launched as soon as the recession gets over and investors get back. Things are much better now even in the international markets but no concrete results can been seen for GIFT (Gujarat International Finance Tech City) project.

Gujarat’s GIFT City kicks off
AHMEDABAD: Gujarat’s biggest realty blitz is finally taking shape in the Koba-Raisan stretch of Gandhinagar with
work on the Gujarat International Finance Tech (GIFT) City project spread over more than 500 acres kicking off
quietly at Shahpur village.
Just besides GIFT City, the irrigation department is giving touches to a tender worth more than Rs 150 crore for construction of a barrage on Sabarmati near Indroda park to hold water for a ritzy riverfront for this hub.
The move has sparked off a rush for residential schemes and office space on the stretch. At least 4,000 residential units are coming up in this area. Construction activity around GIFT City had come to a standstill because of the global meltdown triggered by the crisis in the financial sector.
However, the government has brought the project on ground, hoping that global and domestic financial giants would set up their back-offices here, given the immense pool of manpower available for the financial sector in Gujarat.
GIFT engineers are busy constructing a site office and readying the building footprint for GIFT City towers. Road-rollers, bulldozers and dumpers carrying boulders and sand are busy laying the foundation for basic civic services like roads, drainage and water pipelines.
A 250-ft wide road connecting GIFT with the Ahmedabad-Gandhinagar highway would be constructed in the next 18 months. The entry to GIFT City would be punctuated by 300-ft wide circles.
Secretary, irrigation, SG Desai said the Rs 150-crore barrage would be 15-ft high and would help recharge groundwater and store water.

THIS project Gujarat’s GIFT City kicks off
AHMEDABAD: Gujarat’s biggest realty blitz is finally taking shape in the Koba-Raisan stretch of Gandhinagar with
work on the Gujarat International Finance Tech (GIFT) City project spread over more than 500 acres kicking off
quietly at Shahpur village.
Just besides GIFT City, the irrigation department is giving touches to a tender worth more than Rs 150 crore for construction of a barrage on Sabarmati near Indroda park to hold water for a ritzy riverfront for this hub.
The move has sparked off a rush for residential schemes and office space on the stretch. At least 4,000 residential units are coming up in this area. Construction activity around GIFT City had come to a standstill because of the global meltdown triggered by the crisis in the financial sector.
However, the government has brought the project on ground, hoping that global and domestic financial giants would set up their back-offices here, given the immense pool of manpower available for the financial sector in Gujarat.
GIFT engineers are busy constructing a site office and readying the building footprint for GIFT City towers. Road-rollers, bulldozers and dumpers carrying boulders and sand are busy laying the foundation for basic civic services like roads, drainage and water pipelines.
A 250-ft wide road connecting GIFT with the Ahmedabad-Gandhinagar highway would be constructed in the next 18 months. The entry to GIFT City would be punctuated by 300-ft wide circles.
Secretary, irrigation, SG Desai said the Rs 150-crore barrage would be 15-ft high and would help recharge groundwater and store water.
