AS GRAND AS IT GETS

As you drive down the Noida-Greater Noida Expressway, the first thing to catch your attention would be the institutional area that is already up on one side of the road. The other side of the road is residential. Sector 93A has already entered the secondary market. For those looking to buy options in the primary market, this area had almost dried up. Then a dramatic event took place — India’s largest land deal with Unitech buying 347 acres of land at Rs 1,582 crore to launch the Unitech Grande project. It is a separate matter that the developers plan to take home about Rs 15,000 crore from this project. Although there is only this one builder in these three sectors (96, 97, and 98), this project covers an area larger than any of the others. It is this residential stretch along the expressway that we will look at this week.
From Sector 18 market of Noida reach Amity Chowk and turn right. Currently you have to wade through a traffic bottleneck to reach the expressway from Sector 18 market, but when all the under-construction flyovers are complete, access will get easier. Talking of access, this expressway will be Wi-Fi enabled. From Delhi one can reach the expressway via Kalindi Kunj or via the Delhi-UP Link Road which runs parallel to Mayur Vihar and sector 15 A of Noida.
While the institutional area is clearly visible from this expressway, the other side of the road seems to hold nothing but trees. You will have to get on to the service lanes to even see the site. For any enquiries, however, you will have to go to the Unitech office in Sector 18, as the site office is not functional yet. The sector roads are up though construction has not started yet.
In all about 5,300 dwelling units would come up in this development. The project would be developed in four phases over seven years. The first phase of the project was launched in June 2007. What will eventually become the block 3, this phase of development offered about 670 units. Only 40 per cent of these have been sold yet. These are due for delivery in about 38 months, i.e., around Diwali time, 2010.
The basic offering starts at 2,120 sq ft. It is a three-bedroom unit and as far as apartments go, the highest would be a four-bedroom unit with two servant’s quarters. There would also be penthouses. In between is a large enough range that offers options of larger rooms, balconies, terraces, and servant’s quarters. Some apartments would come equipped with ‘sky gardens’, which would have a personal lounge pool.
The highlight of this township would be a 9-hole golf course, which is more likely to cater to recreational needs rather than hosting major international events. This would take up around 90 acres and there would also be themed, landscaped gardens over about 100 acres. There would also be hotels, habitat centre bedsides the usual club and pool facilities. Add up all the other open areas and the project claims an open area of about 93 per cent. Of course the high-rise towers that would come up here compensate that. There would be eight tower blocks and four gateway tower blocks.
