…Mumbai’s first major commercial skyscraper, one of Mumbai’s greenest skyscrapers, and an awesome indication of what the redevelopment of the Mill Lands will mean for the burgeoning Mumbai skyline!
Finally, renderings have been released for the redevelopment of Elphinstone Mills, Mumbai (Bombay) by developers Indiabulls Real Estate!
One of the first projects announced in a series of redevelopments of former textile mill lands in South Mumbai, the tower will be Mumbai’s first purely commercial skyscraper to break ground — all other skyscrapers being purely residential or mixed residential/hotel. Not only does it herald the next phase of high-quality but infrastructure-intensive commercial skyscraper development in Mumbai, but it is also an indication of what the redevelopment of the massive mill lands and slums in the next 5 years will mean for Mumbai and her booming skyline.

Initially reported to only be 40 stories tall, the height has since been increased to 60 stories. Designed by Chicago based firm Adrian Smith + Gordon Gill Architecture, is the latest in environmentally friendly signature towers planned for Mumbai.

The 60-story Elphinstone Mills complex in downtown Mumbai includes Class A office space and a pedestrian friendly retail podium. The building is designed to a LEED Platinum standard and will create a new icon in the skyline of Mumbai.
Every floor of the office tower features outdoor terraces and multi-story garden atria, fully integrating the interior workspace with natural elements of the exterior environment. These garden spaces provide tenants with a shaded area for relaxation and socialization; natural light is abundant, while the overhangs simultaneously shade the units below. The building is also oriented to minimize solar gain, decreasing the heating effect of direct sunlight and increasing comfort levels for building tenants.
Each atrium space is connected to a central atrium within the building’s core. Air flows from the exterior environment into this central space, accelerating as it travels down the atrium toward a series of wind turbines, which generate power for the building.

One of the major hurdles facing the construction of major commercial towers in Mumbai, that of uninterrupted power, has been solved with on-site generation and a design that minimizes power consumption and loss. Going totally green may be the way for major skyscraper projects to go in Mumbai, which is yet another boon for the city. The second major hurdle, that of infrastructure, is to be remedied by having the developer offset the cost of infrastructure development adjacent to the site, a requirement of mill land redevelopment. The development of the Mumbai metro and other mass transit projects that will service the mill land region will also contribute to sustainability.
According to Indiabulls, construction of the tower has already started from March 2007, with a completion date of Sept, 2008, but SSC India members cannot independently verify if it has, due to the inaccessible nature of the site. However, it’s worth noting that construction Indiabulls’s commercial development at its related project at nearby Jupiter Mills is well underway.

Aha! When Adrian Smith kindly allowed me to visit him in his Chicago offices in July 2007, he talked about a secret Mumbai project- this must be it! You should all know that this man is perhaps the greatest living skyscraper architect on the planet. Until recently he was at SOM. He worked on the John Hancock Center as an apprentice, and after becoming a partner, was responsible for many retro-looking ‘poMo’ Chicago skyscrapers eg the NBC Tower. He then went on to design the Jin Mao in Shanghai, the Burj Dubai and the Pearl River Tower in Guangzhou. Now he and another ex-SOM man Gordon Gill have their own practice.

u guys who say mumbai is dirty and filthy and unappealing are wrong. just look at the progress mumbia has made today. set aside the slums and you get a city that towers over new york and shanghai. mumbia has its own style and is mixed wiht victorian and gothic architecture. so many skyscraper. mumbai metro is under construction and so many great things are planned for mumbai!just wait until 2020 when mumbai is just beyound ur dreams. just wait. mumbia!
Nobody says Mumbai is not developing. It is high time we developed and took inspiration from across the globe and it has begun. Having said that though, not just Mumbai, but India has a long way to go. It is mandatory that we develop so that we can provide for our own people. That is precisely the reason why today’s generation wants to settle abroad to enjoy a cleaner environment and far superior standard of living. The day amenities here match up to those in developed countries, people wont turn away from India. The same situation is with people coming to Mumbai City from smaller towns. Dissatisfied people will come from ‘smaller towns’ to ‘bigger towns’ and from ‘smaller countries’ to ‘bigger countries’. The basic point remains the same.
it is all very well having fine looking buildings with exciting facades, but the quality of the structural frame needs to be improved; curtain walls can accommodate only small deviations from design dimensions. exceeding them puts the installation at risk and compromises the integrity.
safety of construction in progress also needs to be improved. i visited india bulls development on several occasions during the installation of facade cladding and i became so scared that i refused to go on site to do inspections.
i trust that the intention will be to manage the complete process of construction, not fragment it into separate responsibilities, so that all the activities in the process can be properly coordinated.

Well had heard about it… but nice to see it here…… Mumbai is definetly a hub for buisness.. n surely requires world class infrastructure… Gud to see Mumbai finally comin up with World class infrastructure projects like Metro, Monorail, A high standard international Airport……
Btw has work for this project already commenced or still in pipeline….
